Guest Parking

Canoga Lakes has a limited number of parking spots per unit and a limited number of guests spots for the complex.  Resident are subject to towing if they are parked in a guest parking spot.  Vehicle license plates are monitored on a daily abuse for abuse of the guest parking area.  If you need to rent an additional parking spot for your unit, please put a postcard with your contact information in the onsite office which can be posted on the bulletin board request a parking spot rental.  
 
All parking spots on the property are deeded to a specific unit.  
 
Summer Rules 2017

Now that Pool Season is here, please remember the rules of the Pool Areas.
1. No Bottles or Glass in the Pool Areas.
2. The pool hours are strictly enforced 7:00am - 11:00pm. Any violators will be fined.
3. No Smoking at the West Pool.
4. No Smoking in either of the Saunas.
5. No children under 18 years of age at the East Pool.
6. Children under 18 must be accompanied by an adult at the West Pool.
7. Swimming attire must be worn at all times.
8. Please turn off the BBQ's after use. Please be respectful and clean them after use.
9. Please respect your neighbors that live around the pool areas by keeping the noise to a minimum.
10. Help keep our pool areas clean by cleaning up your trash especially cigarette butts.
AND THE NUMBER 1 RULE THAT NEEDS TO BE FOLLOWED:
11.  No More than 6 Guests per Unit (unless there is prior written approval from Management) are allowed at the pool.  A Card Carrying Resident needs to be present at ALL TIMES with their guests.

Pest Control

For your information regarding pest control, the common area is handled by the HOA.  Any issue with pests in the interior of your unit is the homeowners responsibility. If you would like to schedule our pest control company to come out to your unit at your cost, please call Sam at 818-521-6892.
 
Annual Elections 2015

President’s Message By Heather Westmore
The General Election for the Board of Directors was scheduled to take place on April 13, 2015. We did not make quo-rum so the actual election took place on May 11, 2015. Two of the current members of the Board were re-elected Heather Westmore and Ginger James plus Royston Thomas was elected to the Board. The positions are noted to the left of this article. Heather Westmore is the President. Ginger James is the Vice-President and Royston Thomas is the Director at Large. Neal Berke will remain as Sec-retary and Shannon McLaughlin will remain as Treasurer. Thank you for all your votes and those who attended the election meeting.
Thank you to the Board Members for their continuous service to the community. We appreciate all your hard work and efforts.
The new Board of Directors brings new ideas and plans. The Board is currently working on a many issues to upgrade and update the complex. There is a landscape plan in process to update our current landscaping. Walk around and enjoy the new features. We are currently working with a government agency and completed a survey of our landscape, lakes and irrigation system throughout the complex. Once we have the re-sults of the survey that was completed at the beginning of May, we will post the re-sults/recommendations. A special thanks to the Board and Jim Bucks for working so hard with the Los Angeles DWP in conjunction with Bob Blumenfield’s office to fight our current DWP and Sanitation bills. We have overcome one hurdle and reduced our sani-tation rates now we are still working on the water rates increase. We hope to have a resolution by the end of summer. Please continue to conserve water, LA is in major drought.
There have been many complaints from Homeowners about Second Hand Smoke at the Lakes. We live in VERY close proximity to one another. When a resident smokes, they usually do so on their patio or balcony. When residents do this it sends their smoke into ALL their neighbors open doors and windows. Being that it is spring and most of us like having our doors open and enjoying our beautiful property......we then are forced to go inside and close up our homes. PLEASE be considerate.............think of your neighbors above and next door to you!!

Dear Canoga Lakes Homeowners Association Member:
 
We would like to take this opportunity to introduce you to Valley Association Management, Inc.  Your Board of Directors has selected our company to provide professional community association management services to your community effective April 1, 2013.
 
Jim Bucks will continue to serve as your community association manager as he has since 2007. He is a certified manager and was an officer with your previous management company, Premier Property Services for the last six years. Jim has branched out and now formed his own company, Valley Association Management, Inc.
 
WHAT DOES THE MANAGEMENT COMPANY DO?
 
The Management Company works closely with your Board of Directors to oversee the day to day operation of your Association.  Examples of these responsibilities are collection of the monthly assessments, conducting common area inspections, preparation of the financial reports and board packets for review by the Board of Directors, and overseeing the work of all maintenance personnel hired by the Association.  Should you have any questions regarding your community or if you are in need of assistance, please do not hesitate to contact our offices at (818) 264-4622 or email to jim@valleyhoa.net
 
WHEN WILL I RECEIVE MY ASSOCIATION STATEMENT?
 
You will receive your courtesy association assessment statements by approximately the 25th of each month.  All assessments are due and payable on the first of each month and are assessed a 10% late charge after the 15th. You will continue banking with the same bank but some information will change and you will be notified of all changes shortly.  You will be receiving new coupon booklets shortly.  Please make all checks payable to Canoga Lakes HOA.
 
WHAT ABOUT EMERGENCIES?
 
For any Association emergency which could damage life or property, please contact Valley Association Management, Inc. at (818) 264-4622.  A twenty-four hour emergency response service is maintained.  For all other maintenance calls, please contact your Management Representative during normal business hours, 9:00 a.m. to 5:00 p.m., Monday through Friday.

Moving Instructions

Please Note:  If you are moving into or out of the complex, all trucks must enter through the Farralone Gate.  You may not park moving trucks of any kind in your parking space or guest parking without prior permission.  ABSOLUTELY NO PODS/STORAGE UNIT ARE ALLOWED IN ANY PARKING SPACE OR ON THE PROPERTY FOR MORE THAN 24 HOURS. 
 

 
Emergencies, Maintenance and Issues

For any Association emergency which could damage life or property, please contact Valley Association Management, Inc. at (818) 264-4622.  A twenty-four hour emergency response service is maintained.  For all other maintenance calls, please contact your Management Representative during normal business hours, 9:00 a.m. to 5:00 p.m., Monday through Friday.
 
If you have general questions about parking, dues, your account or any issue regarding the Canoga Lakes property please email Carrie Fields at carrie@valleyhoa.net or call 818-264-4622 during normal business hours.
 
For Landscape Issues, please email landscape@canogalakes.org.  Trees are trimmed on a quarterly basis.
 
For gate card or gate issues, please email gate@canogalakes.org.
 
For any architectural modifications, please contact the management company for the appropriate forms and information.
 
Please do not contact a Board Member or our maintenance staff directly regarding any issues on the property.  The appropriate channels are listed above.  A Board Member, Richard and Luis do not have the authority to handle an issue directly with a homeowner.  The direction must come from our Management Company.  Landscape and Gates can be handled through the above emails.
